Yes, all linen including doonas are provided. We also provide all tea towels, hand towels, bath mats, towels and face washers. But if you are planning to take a dip we would recommend bringing beach towels.

You are welcome to bring as many people as the house sleeps and no additional payment is required.

We do not allow caravans or tents, etc on properties. But we do understand that if you are travelling you may need to bring it. Please call the office and have a chat to us to talk through options.

If we can get you in earlier or allow you that lie in we definitely will. Please give the office a call a day or so before arrival to see what is possible. As to late check outs, especially those on a Sunday please contact us when you arrive as cleaning rosters are done a week in advance so can be hard to juggle last minute.

If you have booked via a third party such as Airbnb or booking.com please request a cancellation via them as we unfortunately cannot cancel on your behalf.

If you have booked direct and you are cancelling more than 30 days prior to arrival please email us your request. We will then cancel and refund your monies paid. If you paid by credit card your funds will be returned to the credit card on file. If you have paid by direct deposit please also email in your bank details.

If you are cancelling within 30 days of arrival please call the office to talk through options. We would strongly recommend that all guests purchase comprehensive travel insurance at the time of your booking to alleviate emotional distress if an unforeseen event occurs. Your comprehensive travel insurance should cover the forfeiture of deposits upon cancellation.

If you have only just left you are welcome to pop back and grab it.

Otherwise, send us an email with what you left behind. Once we confirm that we have it you will need to send a paid for self-addressed envelope (these can be bought from the post office in different sizes) to us at Langley's Accommodation, PO Box 73, port Fairy, VIC, 3284. Please pop in a note about what you need returned to you as we do get quite a large amount of lost property. Also make sure you add your mobile number to the envelope so you will be notified when it is posted and you can then track its return.

Once that envelope arrives we will send it back. Please note we only keep lost items for 2 weeks before finding them new homes
